  • Why should I invest with Dual City Investments?

    Investing with Dual City affords investors the opportunity to passively invest in real estate with a reputable “Friends and Family” firm that has a stellar reputation and excellent track record. Dual City is large enough to be competitive, yet small enough to enable investors to feel the impact of the well positioned purchases and sales.

  • What is the Dual City Advantage Fund investment Opportunity?

    The Dual City Advantage Fund is a blind pool, private equity, evergreen fund that will emulate the structure of a private UPREIT, with the goal of eventually taking it to the public market (IPO). Investors will have the benefit of cash flow, appreciation and opportunities to liquidate their investments with no lockout period*.

  • How is Dual City Investments different from other manager or sponsor groups?

    System of Identifying properties. Dual City’s Team identifies properties with upside potential and/or strategies that minimize the downside risk. We are conservative in our estimates and in most cases the property is cash flowing to our minimum standards the day we take over.


    We place the investor first, unlike competing funds who evaluate properties on a fee first platform. We reverse engineer a property by evaluating it from the investors perspective. 

  • What is Dual City Investments strategy?

    To protect investor capital. In a nutshell it is to acquire assets that have multiple strategies to minimize risk and maximize returns. 

  • Does Dual City purchase properties outside of the Southeast?

    Yes. We have developed an inside sales team that searches for properties in primarily the southeast but we have the ability to canvas nationwide. 


    Dual City continually monitors the real estate markets, interest rates, and other markets/factors that may influence our current holdings and future purchases. Dual City Management is always looking for additional properties that fit our strict buying criteria, but our decision to purchase a property is dependent upon our acquisition process that involves several safeguards.


  • What is the minimum investment?

    All investors must be accredited. Management can make exceptions on what the minimum investment is but it is currently set at $250,000.

  • Does management collect any fees ?

    Dual City Management does take operating fees detailed in the Private Placement Memorandum and pitch deck. 1.5% Net asset value plus fee a 10% split of the profit share. 

  • What is the profit share split for investors?

    90% to Investors and 10% to the Management team. 

  • How do I know you received my paperwork (Subscription Agreement) and my investment?

    When investing in the Fund, all required investor documents are available for review and electronic signature at www.dualcityinvestments.com and supported by DOCUSign. Certain information/tabs are password protected. Electronic signatures are received by the partners. Once received, reviewed, and accepted, management will reply by sending an electronic receipt. Investors are welcomed and encouraged to contact a Member of the Management group with any questions.

  • How does DC find investment opportunities?

    Along with traditional methods, we work daily with a related brokerage company.  They are focused on identifying properties and gives Dual City the ability to see more deal flow.

  • How liquid is my investment and are there restrictions on early redemption?

    More liquid than other private equity funds but less liquid than a bank account. There is no lock up period on this fund and you can submit a redemption request at any time. However, since there is not a public market for units the management team will either use available capital or a line of credit or have to raise capital to purchase investor units or assist you in selling them*. 

  • How long will the Fund hold properties for?

    Each asset will be evaluated and the sale or refinance of an asset will be determined by the market, evaluation and strategy. 

  • Can I add to my initial investment at a later time?

    Yes, you can add over time as long as the minimum initial investment is met.

  • Is there a limit to how many properties the fund can purchase / hold?

    No.

  • Is there a limit to the number of investors that can invest in the fund?

    Only Accredited Investors. There is no limit on how many.

  • How do I receive returns on my investment?

    Fund distributions are made via ACH Transfers quarterly.

  • How do I report my fund income?

    You will issue a K1 for the previous tax year. Dual City recommends you speak with your tax professional for in depth tax discussion.

  • Is Dual City registered with the SEC?

    For this offering, the Manager is relying on the exemption from Securities Registration under the federal Securities and Exchange Commission’s (SEC) Regulation D Rule 506(c).

  • How is the income classified?

    Monthly distributions are generally classified as income. We recommend consulting with your tax professional regarding the classification and handling of distributions. 

  • Do I own the property? Is my name on the deed?

    Investors in The Fund own a security (equity) interest equal to the respective percentage of the aggregate investment of properties in The Fund. Individual investors' names are not, however, listed on the deed as investors but rather held in a single purpose entity, which is owned inside The Fund.

  • What information will be made available to me (as an investor) that details confirmation of property purchases and ownership by the fund?

    Investors are required to complete a Subscription Agreement online via the Dual City website. Once completed, Management will return an electronic copy of an Acceptance of Subscription Receipt and Acknowledgement for units owned, copies of closing statements, deeds, and mortgages are available in the investor portal. 

  • What has been the track record of the Dual City Investment Team to date?

  • What returns am I guaranteed?

    Returns are not guaranteed but we are seeking a cash on cash return to be about 2x the public REIT ETF returns (currently 6%-8%) and targeting a 12%+ IRR. Unit prices will be evaluated when the fund has undergone significant changes.

  • What happens to distributions if the fund doesn’t perform?

    The returns may increase or decrease, they are based on property performance, 90% of net profits are distributed to investors.

  • Can I see the properties?

    Yes, schedule a tour with a member of the management team. Existing properties are listed on the investor portal.

  • Do I have a say in what happens to the properties?

    No. As a matter of course, all investment decisions are the sole responsibility of the Management Team.

  • Do I receive property updates?

    Yes. Property performance and management summaries are distributed to investors each quarter.

  • I may know others interested in investing. How do I get them involved? Can I partner with them?
