A real estate syndication is when you go raise capital, you bring the capital, you bring the property, and you put it together into a deal. It's generally split up between the manager or sponsor group, then limited partners, and investors. Those are the ones usually bringing in most of the capital. 

So, the sponsor brings the asset, the investors bring the capital, and when it comes together, there's a partnership made.
