I invested with Dual City's first Capital fund in June of 2018, and since that time, Management has done everything they said they would do and has been responsive to all of my questions and inquiries over the years. I have received every monthly distribution as scheduled, even through the COVID pandemic. I received quarterly fund updates detailing significant activity pertaining to each of the properties held by the fund and forecasts of what to expect in the future quarters. All in all, a low key but trusted source for investing in commercial real estate. I'm currently (May 2022) considering Dual City for additional investment opportunities and would continue to do so in the future.

Randolph ASimply put, DC is brilliant at the basics: persevering investors’ capital while delivering solid risk-adjusted returns in its niche. Its Fund I, my first investment with DC, has been paying like clockwork. DC also offers one of the most investor-friendly terms that I’ve come across due to little overhead and its management philosophy. What’s not to love? When they bring a deal, I know they don’t and won’t overpay and it has been carefully vetted. Every investment carries risks and I trust that DC can course correct as needed and my funds be protected. They’ve demonstrated their ability to pivot and adapt in Fund I (still on-going) and other deals that I’ve since invested with them that have gone full cycle. DC’s investor letters are terse, however. As a LP, be prepared to ask questions if you don’t find the communications informative. They do respond promptly and I find the explanation sound though context & rationale is not always offered without some probing.
